Mumbai: Gurgaon’s established sectors such as 42–56, 49–51, 57 and the Golf Course Road belt have always been considered premium, mature micro-markets. These locations attract a stable demand base—mainly HNIs, expats, CXOs and long-term investors who prefer ready infrastructure, established social amenities and a prestigious address.

Talking to Bizz Buzz, Neeraj Sharma, Corporate Director, Jenika Ventures says, “Because supply in these sectors is limited and most land parcels are already developed, demand remains consistent but not rapidly expanding. Growth is steady but slower because these markets are already priced at the top end.”

In contrast, Golf Course Extension Road (GCER) has emerged as the fastest-growing residential corridor in the city. Demand here is rising sharply due to a combination of newer projects, modern township planning, expanding commercial hubs, and infrastructure development.

Buyers—especially young families, professionals and mid-to-premium investors—are choosing GCER because it offers larger layouts, modern amenities, better entry pricing compared to Golf Course Road, and high appreciation potential. The ongoing expansion of roads, new metro connectivity plans and rapid social infrastructure growth have further accelerated interest.

Kanwar Pal Singh, founder, Investor Home Solutions says, “Clearly, the demand for real estate in Gurgaon is focused on Golf Course Extension Road (GCER) as this area of the city provides the best mix of luxury, connectivity and future-ready infrastructure.”

While other older micro-markets have matured from a pricing standpoint, GCER has continuously drawn user and investor attention and demand for residential property due to the quality and scale of development occurring along the corridor, he said.

In addition, GCER enjoys direct access to NH-8, Southern Peripheral Road and major employment centres making it attractive to senior-level professionals, executives working for global companies and high-net-worth real estate purchasers.

What makes GCER unique is that the majority of the developed community consists of large, master-planned developments developed by tier-one developers providing intelligent layout and premium amenities that provide differentiation in lifestyle amongst buyers.

As such, there has been steady appreciation in property value and strong rental yields along the corridor that will continue to strengthen GCER’s long-term investment appeal.

As the new supply coming to the market along Golf Course Road is limited and pricing stabilizes, GCER has become the next-generation premium address combining aspirational living with solid financial fundamentals. GCER is no longer considered an emerging market but rather it is a structurally strong corridor defining the future of luxury housing in Gurgaon.
